A REVISED plan for the Warrener Street car park in the heart of Sale Moor has been granted.

Following an Options and Feasibility Study to identify an approach for the site which best serves the local economic needs and aspirations of the community, it was determined a new mixed-use plan would be suitable. This incorporated: a new convenience store, 16 new homes and 50 public parking spaces.

Two public consultations were held, in September and November 2016, which helped to shape the study. People were asked about their key aspirations and concerns for the future of the site and wider village. They were also asked to provide feedback on a range of potential development options.

This followed a campaign by residents against the planning permission that was granted in July 2016 to erect a new 1,140sq metre food store and two three-bedroom semi-detached houses on Warrener Street Car Park, the site of the IMO car wash in Northenden Road and 26a Marsland Road.

Trafford council said: "The Warrener Street Options and Feasibility Study was approved by the Trafford Council Executive in July 2017 as the Council’s strategy for the future of the Warrener Street site.

"In September 2017, the council’s Planning and Development Management Committee adopted the Warrener Street Planning and Development Brief. This will provide the planning and development framework to guide the redevelopment of the Warrener Street site and act as a material consideration in the determination of all relevant applications for planning permission on this site.

"The development of the Warrener Street site is dependent upon land not in the council’s ownership. Over the coming months the council will be developing a more detailed delivery strategy taking account of deliverability and community aspirations for the site.”

Cllr Mike Freeman for Sale Moor spoke against the application in 2016. Following the revised plans, he said: "All of the Ward Councillors have been kept fully appraised of the plans for Warrener Street car park and surrounding plots by council officers, and we were fully involved in the options appraisal exercise undertaken by Cushman and Wakefield on behalf of the Council.

"I and my colleagues are fully supportive of the paper that was noted by the Planning and Development Committee and look forward to the Council being able to deliver the mixed-use development that the majority of the local community supports.

Councillor Sean Anstee, Leader of Trafford Council, said: “Following the decision to reject a proposal to dispose of the Warrener Street Car Park site in December 2015, the Council has completed extensive consultation with the local community. This consultation has informed the development of the Warrener Street Planning and Development Brief which now has broad public support and we believe offers the best possible solution for the site.”
