House prices rise by 0.1%

HOUSE prices in Bolton have risen by just 0.1 per cent in the last 12 months according to Land Registry figures.

The average price of a house is now £140,587.

A detatched costs £263,818 while the avergae price for a semi and terrace is £141,430 and £104,826 respectively.

One of the reasons for the lower than expected increase in value is said to be successive interest rate increases imposed by the Bank of England.

There must have been a considerable fall in house prices in the second half of 2007, in order to compensate for the positive figures being talked up by people in the housing and finance sector in the first half of the year.

Could it be that they were telling us porkies in order to keep their gravy train rolling a little longer?

0.1% is not statistically significant and hence the real picture could be much worse or much better. what it does tell you is that the unsustainable rise in house prices has pretty much stalled.

In the US, house price reductions are quite common, except in well-heeled Connecticut. BUT: America has lots of housing supply whereas the UK has limited supply.

Don't believe everything you read in the press.

YOU KNOW ABSOLUTELY NOTHING BY THE SOUND OF IT... irf is absolutely spot on with his comment. the interest rate is likely to drop 2 or 3 times in 2008 therefore bringing back confidence to the market. in turn the house prices will at the very least remain stable but more than likely increase. estate agents dont need to talk the market up because at the end of the day people will always need houses. now you have ripped into estate agents before.. wots your problem could you not make the grade in this proffesion and ended up on the dole or something or a you just bitter and sad that we earn good money?? whatever you grief sun, please get your facts right before you tear into us!!!!! pratt.... by the way.. merry xmas and heres to another record year in 2008 from me and my 16 staff!!!! BWFC - I know you're an estate agent and I remember destroying you on this very subject some time ago.

No economy can be indefinately sustained on speculation. Britain as a country, produces nothing and offers no services, which other countries cannot provide for themselves at a cheaper price.
The British economy of the past 20 years has survived by selling off assets and borrowing when there was nothing more to sell.
The cupboard is now bare and knuckles and crusher are on the way up the garden path. What will you do? run or take the punishment. I think we both know your answer to that question, don't we.

I had the offer of a job as an estate agent, but didn't want to take the step down from gong farmer.

The UK and its "dangerously unbalanced economy" is going down the pan…

The average UK house price has risen by 187% to £179k since 1996, encouraging the speculators. FTBs are priced out of market in over 90% of towns. This is madness. Average wage btw < £24k. The supply argument is a complete myth. There is plenty of property (much if it empty) – check out estate agents windows.

The problem is affordability, a result of cheap easy credit creating insane levels of house price inflation - and for most people an “illusion” of wealth (an asset is only worth something when you sell it).

This country is so **** obsessed with house prices, we have completely forgotten about anything that creates real wealth… making things to sell. As a nation what do we do? We sell over-priced houses to each other and go shopping with our credit cards. Huge debt underwritten by ludicrous house prices.

Anyway, the party is over… house prices are coming down (thankfully) being up to 40% over-valued, the tightening of credit means that already 50% less mortgages are being approved. Try getting an interest only mortgage! Worse to come, 1.4m people will have to refinance in 2008 (and won’t get the same deal), huge increases in personal bankruptcies are forecast, the cost of living is increasing.

It’s a mess… Down to greed and political mis-management of the highest order. This debt binge is and has been completely unsustainable (individual and Govt). Whilst some will continue to bury their heads in the sand, for others reality is dawning. Public sentiment has changed, and in spite of likely interest cuts, house prices will continue to fall in 2008. BTW cutting interest rates will and is weakening the pound – for the UK, a net importer, inflation will surge (real inflation not the fiddled figure). Watch the price of petrol head upwards (£1.20/litre?).

This is only the beginning. 2008 is going to be tough. And a long overdue reality check.

BTW forgot to add that I get 4 months holidays twice a year, and that I have arranged a trip around the Sun for August.
I have two families and divide my time equally between the two, but prefer to spend weekends with one of my eight mistresses.
I eat out three times a day and buy a new car when the petrol gets low on the old one.
I live in luxury hotels and wear only the finest suits made entirely from gold.

yes there is more to life ... that is why i get 4 holidays a year,(lapland already booked and paid for, for next xmas as is disney world for july)spend plenty of good quality time with my family every weekend, socialise pretty well, restaraunts twice a week, and a new car every 2 years. ive pretty much got everything i want in life... you?

BTW forgot to add that I get 4 months holidays twice a year, and that I have arranged a trip around the Sun for August. I have two families and divide my time equally between the two, but prefer to spend weekends with one of my eight mistresses. I eat out three times a day and buy a new car when the petrol gets low on the old one. I live in luxury hotels and wear only the finest suits made entirely from gold.

Domestic property prices are overvalued by a figure of approaching 50% in the UK.

This past year, I have been shocked by the constant stream of economists and people in the know, who are willing to publicly tell lies in order to support what can only be described as a state sanctioned pyramid scheme or the British economy as these crooks like to call it.

It doesent take a degree in economics to explain, that living solely of borrowed earnings is not sustainable, but I suspect it does require an economics degree to convince people to the contray.

Our country has been sold down the river by shysters, and I believe recession will be a price worth paying to be rid of them.

I forgot to mention. With a 0.1% rise, if you have cash tied up in property, you've actually lost money.

I expect many to dispute the LR figures but, it's probably the only reliable Government Source as a pointer to the state of the economy.You just need to work out what the figures mean.
