A DEVELOPER hoping to build 50 homes on the site of Bolton's last greyhound stadium is now planning to change the type of housing.

Sparkle Developments received planning permission to regenerate the land in Wigan Road, where the Westhoughton racing track used to be, in 2015.

The stadium was demolished in 2014, following the initial permission for 38 homes, but it took until May last year to sign the legal agreements.

But now Sparkle wants to build different types of houses to "better reflect current market trends" and has submitted another planning application to Bolton Council.

As a result of the changes, there would be 35 smaller detached properties and 15 semi-detached or terraced properties, of which 33 are three-bed and 17 are four-bed.

The planning statement said: "Due to changes in the local housing market since the original scheme was prepared, the scheme as approved no longer provides the optimum size and configuration of house types required by potential homeowners.

"For example, the approved scheme proposed 11 large 5-bed properties, each nearly 2,000sqft in size, whereas the current market conditions indicate that in this location properties of this nature are too large."
