The land extends to approx. 0.49 hectares (1.20 acres) and lies in a well-established residential area within walking distance of the centre of Atherton. The site has road frontage, is convenient for local facilities and has good access for commuting via the M61 and East Lancashire Road, A580. The site adjoins Collier Brook to the southern boundary and ENA Mill, a thriving commercial/ retail outlet to the East.

The site was until recently utilised for commercial purposes in part and was producing a rental income of £31,000 per annum. Although these have all been ceased and the property is available with vacant possession.

The whole site is listed for its historical features. However, only part of the sites buildings are Grade 2 listed, as it has the original forge from when the site was built in 1854. The listed status gives the site the added benefit of empty properties business rates relief. A heritage site plan is available to show which areas of the site are listed and to be retained and which areas can be demolished.

The property has two planning permissions, which have been commenced with the demolition of a building to the south east of the site. The total planning permissions give consent for 24 dwellings not subject to any affordable housing. This comprises 15 units, which are to be conversions of the listed buildings and then 9 new build units, in a mix of storey heights that are shown in the plans.

There are a number of different house types in the scheme with varying square footage, of which a schedule can be provided. The total saleable square foot is 29,740 sq. ft.

The planning permissions are supported by unilateral undertakings in 2011 and 2012, along with the listed building notification. Application A/11/75717 and A/11/75721 grants 12 conversions and 3 new builds, whilst in 2012 applications A/12/77177 and A/12/77178 grant permission for 3 more conversion units and 6 new builds which total 15 conversions and 9 new builds on the site.

The planning permissions benefit from no requirement of a CIL (community infrastructure levy) payment and no affordable housing on site or off-site contribution. There is a requirement to pay a Public Open Space and Play Space contribution, which totals £35,451 spilt into the two planning permissions, A/11/75721 requiring £21,870 and A/12/77178 requiring £13,581.
