EDEN Land started testing the land at Hulton Lane Playing Fields in August 2017.
The company then submitted an outline planning application to build up to 250 homes in March.
The proposal featured plans for relocating the rounders pitch and refurbishing the pavilion.
However, the plans were thrown out by officers in July before they were allowed to progress to the planning committee stage because they would result in the potential loss of open space recreation site.
Officers also noted that no contributions were offered to mitigate against the additional pressures placed on local infrastructure and lacked an affordable housing provision.
In September, MCI Developments applied to build 250 homes on the same site after entering a joint venture with Eden Land.
Since then, the developer has reduced the number of dwellings on the proposal to 240 followed by a further reduction to 234 earlier this week.

These changes were made to allocate more space to the recreational open space which has risen from its current 6,594sqm to 9,100sqm, including the informal sports area next to the existing pavilion.
Since the second application went in, Eden Land has appealed the original decision with an inquiry due to take place on April 2.
