PLANS have been submitted for 25 three-bed homes on the former Lancashire Tippers site.

The proposals, submitted by Sheffield-based company Brooks Brothers and Sons Developments, include a number of affordable houses on the site, which is next to Marsh Fold Lane, Bilbao Street, and Kirkhall Lane.

According to planning agents AAD Architects, the homes will be of 'similar stature' to the houses in the surrounding area.

The plans also include the demolition of the Lancashire Tippers building, which is still currently on-site.

AAD Archictects said: "The proposal will sustainably support the economy of Bolton, reinforce the residential character of the adjacent area and ensure other local assets are maintained compatible with their significance."

Last year, family-run parcel courier service, Nexday Overnite applied to move to the site.

But the planning committee’s approval of the application was on the condition that operations would start no earlier than 6.30am.

Cllr Cliff Morris who tabled the amendment suggested it was a noise issue.

He said "Anything going down Marsh Fold Lane jumps and rattles."

Nexday Overnite said that the amended start time would be impossible to abide by and put jobs at risk, so they withdrew the plans.

AAD Architects do not believe that any noise issues will arise from the hosuing plans.

They added: "It is not envisioned that additional noise or significant impacts upon adjacent areas would be caused by the proposal."
