A total of 30 planning applications were refused by Bolton Council in April.

All of them were refused by planning officers for a variety of reasons.

The most common reason for refusal was that the proposed development would have a "detrimental impact" on the character and appearance of the area.

More applications were refused because of the impact they would have on neighbouring properties, six, than the impact on future occupants, four.

Half were refused because of the impact the development would have on the area.

A total of three applications were refused because they were considered "inappropriate development" in the green belt.

This includes the proposed forest school at Birtenshaw Farm in Bromley Cross.

It was also refused because it was considered to be detrimental to the character and appearance of the area and the application had insufficient information.

In total, eight applications were refused because of insufficient information.

There were three applications for houses in multiple occupation (HMO).

This includes the proposed eight-bedroom HMO in Park Street, Farnworth which was refused because it would have insufficient space for future occupants.

The planned conversion of the Canary Tavern in Little Lever to offices and flats was also thrown out by town hall chiefs.

This was because of the unsatisfactory living conditions anticipated for the future occupants.

Plans to convert a shop into two flats were also thrown out by council officers.

The application was to build a two-storey extension at the back of George Alexander Hair Design in Daubhill.

The reason for refusal was detrimental impact on character and appearance as well as inadequate living conditions for future occupants.

A total of three applications to fell trees were also refused because they were deemed "unacceptable" or detrimental to the area.

  • Single-storey rear extension at 346 Bridgeman Street, Bolton – tunnelling effect, detrimentally impact outlook and living conditions
  • Retention of extension at 11 Glenmore Avenue, Farnworth – insufficient information
  • Conversion to two-flats at 117 Morris Green Lane, Bolton – detrimental to character and appearance, inadequate living conditions
