INITIAL plans to build four houses at a farm have been revealed.

The site at Wilkinsons Farm in Blackrod is currently used for the storage of building materials.

It is the only undeveloped parcel of land along that side of Manchester Road, according to the planning application.

There is also a disused building at the site which was constructed many years ago and has since fallen into disrepair.

The application, which was submitted by Mr J Wilkinson last month, is for a "small" residential development of four units.

Although it is on the green belt, national planning policy allows for "limited infilling in villages" as long as the development is sustainable.

In a statement by Neil Pike Architects, the planning agent argues that there is "no doubt" that the site is in a sustainable location.

It states: "The site is served by several public transport alternatives and pubs, shops and other local amenities are within a short walking distance.

"There is also a school directly opposite and playing fields and other recreational facilities also within walking distance."

Town hall officers are due to decide the outcome of the application by August unless any ward councillors ask the planning committee to discuss it.

Blackrod Town Council objected to the plans at a meeting on Monday night.

Town councillors described the plans as "overdevelopment" and raised concerns about access being too close to the school's zebra crossing.
