NEW shops and flats could be built on land where a pub once stood.

Plans for two new buildings in Blackburn Road have been been submitted to Bolton Council.

The empty land in Astley Bridge was once home to the Bridge Inn which was demolished more than a decade ago.

A total of six self-contained flats could be built alongside three new retail units, if the plans are given the green light.

The planning application has been submitted by Manchester-based Mohammed Azam.

It said: “A considerable amount of investment would be needed to make this project a reality and the applicants are committed to this with a proposal that would enhance the local area and make the project financially viable.

“The benefits to urban regeneration, economic development and housing provisions are considerable enough to justify such a proposal. The commitment from the applicants in order to find a scheme that works is apparent and we hope the council can approve this exciting new scheme.”

The proposed development is for a three-storey building with four apartments above three retail units on Blackburn Road.

A further two apartments would be built to the south of the site.

Access to the site will be from Heywood Hollows which is currently the access route for the residential properties to the east of the site.

There would be nine parking spaces for cars at the rear of the property.

There are shops, offices and residential properties close to the site within the surrounding area of Blackburn Road.

Planning agent Sohail Musa of SMS Architecture has argued that the new building would be “ideally positioned” to serve the local area.

He said: “The site is suitable to be used as for retail units and the proposal would make efficient use of the space.

“The flats would ensure a sustainable space is created and that the character of the existing area is kept.

“The transport links close to the site make the building easily accessible for both staff members, customers and residents.”

The applicant intends to let the retail units but could sell the apartments.

Town hall planners are expected to decide the outcome of this application by the end of April.
