WARRINGTON Borough Council’s housing company has submitted plans to build 92 homes on land in Great Sankey formerly home to a primary school.

The Labour-run authority created two companies to generate income and deliver around 500 properties in the coming years.

It is the sole shareholder of Incrementum Housing Development Company Ltd, the development firm, and Incrementum Housing Management Company Ltd, the management firm.

Developments at the first two locations – the former Fox Wood School site in Birchwood, on Chatfield Drive, and the former Sycamore Lane Community Primary School site in Great Sankey – are expected to deliver at least 150 new properties.

An application to build 92 homes on the Great Sankey land has now been submitted.

It proposes the construction of 47 two-storey homes and 45 apartments, along with parking.

In an arboricultural report prepared by ACS Consulting, it says the scheme aims to provide high-quality housing that will meeting demand in the area, while being ‘considerate’ to the surrounding community.

Some trees will be lost if the plans are approved but the proposals include shared community green space and a public realm area, with open space and green corridor links to run through the development.

The report adds: “The loss of established trees has a low impact on the treed character of the site.

“The application is supported by a strong landscaping scheme, which aims to blend and mature as the development integrates into the surroundings.

“The landscaping scheme exceeds current tree losses.

“The scheme will have a number of paths and amenity areas, as indicated.

“The contractor is required to meet with ACS Consulting at the site prior to beginning work to review all procedures, access and haul routes, storage and tree protection measures.”
