PLANS have been lodged for a new housing estate on green land in Breightmet.

Hive Homes has applied to Bolton Council with a proposal to build 28 two and three-bedroom homes on land off Woodland Close, close to St Catherine’s Academy.

In documents attached to the plans, the developers say they wish to build ‘a range of high quality, high specification homes for the local community in a sustainable location’.

The design and access statement, adds: “The application site is rectangular in shape and measures approximately 1.45 acres.

“Existing rear timber fences from existing properties served off Rusland Drive, define the northern boundary.

“The eastern sector of the site is bounded by banking leading up to security fencing of the car park to Bolton St Catherine’s Academy.”

The site is currently a vacant green space and unoccupied and is allocated as housing land under Bolton’s allocations policy map.

Hive Homes officials have said the proposed development should respect the existing character of Breightmet and reflect similar road pattern and design of other developments in the area in terms of height, style and materials.

The main access will be off Woodland Close where it connects to Greenroyd Avenue.

The report explained what would happen to trees at the site if the plans were approved.

It said: “There are existing trees located along the boundaries and inside the site.

“Existing high quality trees will be retained where possible and integrated into the new landscaping strategy.

“This will aim to create a mature setting and help blend the new development into the surrounding context.”

The development proposes a range of semi-detached, mews and a detached unit for the 28 homes and all will be two-storeys in height.

Near neighbours to the proposed site will now be consulted on the plans.

The proposals will be decided on by Bolton Council at a date yet to be decided.
