Several changes have been made to the controversial Hulton Park estate plans following feedback from the community.

Developers Peel L&P have submitted a revised planning application which includes 1,036 homes on the estate, which borders Over Hulton, Westhoughton and Atherton, replicating the scheme approved by Bolton Council and the Secretary of State in 2020.

Following public feedback from the community and consultees, many amendments have been made to the submitted scheme.

According to the developers, these include:

* An alternative highways option, connecting the A6 to the A58 Snydale Way via a roundabout. Consent for the original option, connecting the A6 to Junction 5 of the M61, is still also being sought at this time, but only one option will be built.

* The retention of Dearden’s Farm buildings and conversion into a village hall and other potential uses

* The retention of the Pretoria Memorial route through Park End Farm, which requires amendments to the layout of the residential area.

* The inclusion of outdoor sports facilities, which will be provided either on or off site.

* The inclusion of outdoor sports facilities, which will be provided either on or off site.

* The reduction of the size of the restaurant with rooms that formed an extension to Home Farm Cottage in order to retain the emphasis of the original building.

A Peel L&P spokesman said: “Peel L&P remains committed to engaging with the local community regarding the plans and welcomes any further feedback on the amendments outlined above. Bolton Council will also be undertaking its own consultation with relevant statutory consultees ahead of determining the planning application in due course.”

The proposals are dependent upon securing the rights to host the Ryder Cup in 2031 or 2035, for which the venue has been shortlisted, with a decision due in early 2022.
