A HISTORIC Ramsbottom pub is set for a new lease of life after being put on the market with offers of more than £400,000 invited.

The Fusilier Pub on Bolton Road West is being sold with vacant possession, which means that whoever ends up buying it will be able to transform it subject to planning permission.

The sale listing comes after plans to turn the premises into a nursery were refused last month.

He added: “In part, thanks to its size, busy main road location and private parking, it also offers the opportunity for a wide scope of possible commercial or residential uses, subject to planning.”

Troublesome elements of the rejected nursery plans included three parking spaces next to the building, and a pick-up and drop-off point that were deemed unsafe.

The council's highways team objected to the plans saying, "access to the site is sub-standard in terms of width".

An official said: “The proposal would result in an intensification of use of a site with inadequate parking and turning facilities, which is likely to lead to conflicts between vehicles entering and reversing out of the access and traffic on Bolton Road West in close proximity to the existing bus stop and Regent Street junction and would therefore be detrimental to road safety and maintaining the free flow of traffic on the principal road.

“The car parking provision and safe drop off facilities for children is inadequate and is likely to lead to vehicles parking and carrying out manoeuvres on Bolton Road West.”

There were also concerns that the plans would affect pedestrian safety and lead to conflicts between pedestrians and vehicles at the access road.
