Plans are afoot to convert a shop on one of Bolton’s busiest roads into a new multiple occupancy house.

If approved the proposal will see the two-floor terraced building which until now has been home to a Best-One store and shopkeeper’s flat on Tonge Moor Road into a seven-bedroom HMO.

This will also include changes to the shopfront, according to architecture and project management firm Eastfield Investments Ltd.

A planning statement said: “The application property forms part of a two storey terrace on the eastern side of Tonge Moor Road with a service lane, Back Moorfield Grove, to the rear.

“It comprises a c.38sqm shop unit on the ground floor at the front and living accommodation at ground floor to the rear, on the first floor and within the roof.

“To the rear there is a garage at basement level accessed from the lane to the rear.

“The existing floor plans indicate that the residential parts of the property comprise a living room, kitchen and 5 bedrooms.

“As these rooms are accessed from the shop it appears they do not form a separate planning unit.”

It added: “The terrace includes a mix of houses, shops and takeaways with residential accommodation above.

“There is a Post Office on the opposite side of the road, a library a short distance to the north and a Co-op store a short distance to the south.

“Tonge Moor Road is a main road and a bus route.

“The wider area is predominately residential.”

According to planner, the finished HMO will include five bedrooms with ensuite bathrooms while another two will share a toilet and shower room.

It will also include communal areas including a kitchen, living room and dinning room, while the rear garden will be cleared and repaved.

A maximum of seven people will be living at the HMO at any one time, according to Eastfield Investments.

The plans were put before Bolton Council on December 16 and will be open for neighbourhood consultations until January 9.

Once the consultation period has passed, Bolton Council will then decide as to whether or not to approve the proposal.
