Fresh plans have been launched to build a new home near a street in Blackrod.

Proposals have been sent to the council, surrounding a spot to the north of Boardman Street.

The area has previously had plans for a home approved, however the applicant sent through an appeal against the conditions attached.

Now a fresh plan for a bigger home has been submitted for the same spot off the street.

The proposals have been put forward by the same applicant who lives elsewhere on the street.

He previously objected to the conditions for the house.

The council said the developer had to bring forward a specification for the design and construction of access and parking.

It also said a detailed landscaping scheme was needed and its appearance had to comply with Bolton’s Core Strategy.

But now the  same developer has brought forward a new application for a different home on the same spot.

The plan is for a part two-story and part one-storey dwelling with onsite parking.

The home could be accessed by vehicles coming off both Chapel Street and Boardman Street.

The property would have three bedrooms.

The applicant did not previously own the entire piece of land on which the home would be built.

The design and access statement on the new application states: “The scheme to which this application relates, then, seeks to merge the previous applications associated to the site while amending the design of the single-dwelling scheme currently approved across the combined site to provide a larger single dwelling more suited to the needs and requirements of the applicant, and is submitted with the benefit of full ownership.

“While it is acknowledged that the approved schemes referred to above might be different in form from that hereby proposed and that each development proposal is assessed on its own merits, it is contended that the principle of development for the site as proposed, within its locality, is established by the granting of these permissions.”
