Salaries went up by 5.1 per cent -- from £28,900 to £30,700.

It was higher than the national average rise of 4.7 per cent.

The survey showed that older surveyors earned the most -- £41,400 when aged 56 or above -- and those in the 18-22 aged bracket averaged £15,500.

Mr Guy Lawson, the RICS North West regional director, said: "Increasing salaries for chartered surveyors in the North-west illustrate the competition that exists in the region to attract and retain the best talent.

"There is a very competitive market and standards are high.

"Chartered surveying represents a very good career option for young people and the profession is currently thriving -- as this survey shows."
